How to Read a Listing on Appcestate

I open a listing and scan top to bottom in under ten seconds.
You should too.

Photos come first. I ignore the staged living room shot. I zoom in on the bathroom tile, the kitchen cabinet hinges, the backyard fence line.

(Real homes show wear. That’s fine. Fake perfection is not.)

The virtual tour button is right below. I click it. If it’s grainy or skips rooms, I scroll past.

No tour? I assume the seller’s hiding something (or) just doesn’t care.

Price is bolded. I check if it’s listed as “Offer Accepted” or “Pending.” If it’s not, I glance at the “Days on Market” number. Over 60?

Ask why.

The description is where people lie with silence. I read for what’s missing. No mention of roof age?

No basement details? No AC unit year? Red flag.
